Insurance Compliance Basics for Vacant Homes
When a Canadian property is left unoccupied beyond a defined threshold, typically 48 to 72 hours, the insurance coverage protecting it can be voided outright. This isn't a reduction in coverage — it's complete loss of protection.
What insurers require
Most policies require:
- Physical, in-person property checks at policy-specified intervals
- Documented evidence that the visit occurred
- Records of any issues observed during the visit
What we provide
Every EquaVita visit produces an Insurance Proof Pack that contains:
- GPS-verified check-in coordinates within 50 metres of the property
- Server-timestamped arrival and submission times
- Tier-appropriate checklist with each item documented
- Live-camera photographs with embedded GPS and timestamps
- Mandatory liability disclaimer for insurer review
